Renting with a pet in Long Island

Long Island covers Nassau and Suffolk counties, and for many pet owners the draw is space: a house or the ground floor of a house with a yard. Rentals include single-family homes, apartments in two-family houses, garden apartment complexes and newer apartment buildings near train stations. Many landlords are individual owners, so pet policies are often negotiated one lease at a time.

For a house with a yard, confirm in writing whether the yard is fenced, who maintains the fence and lawn, and whether there are rules about dogs left outside. Long Island is known for ticks, so ask your vet about prevention and check your pet after time in grass or woods. Beach and park rules for dogs vary by town and season, so check before you go.

Rules here are set by New York State, the two counties and the towns and villages, not New York City, so NYC's pet law doesn't apply. New York State requires dogs to be licensed, usually through your town, city or village clerk. Each town has its own animal control and shelter, including the Town of Hempstead, Islip and Brookhaven shelters listed on our Keep Your Pet page.

When you move, update your dog's license with your new town or village and find a vet and the nearest emergency clinic early. A pet résumé with vaccinations, spay/neuter status, training notes and a past landlord reference helps Long Island owner-landlords say yes. Make a free pet résumé.
